Horizontal or stair-step cracks in brick, and cracks that appear near the corners of windows and doors, are classic signs of foundation movement. Hairline cracks can be cosmetic, but widening cracks deserve a professional look.
2. Doors & Windows That Stick
When a foundation shifts, door and window frames go out of square. If doors suddenly stick, won't latch, or leave gaps at the top or bottom, the foundation may be moving underneath them.
3. Uneven or Sloping Floors
Floors that slope, sag, or feel bouncy are a strong indicator — especially in pier & beam homes. You might notice it most in a room's corners or where furniture no longer sits level.
4. Gaps, Separating Trim & a Leaning Chimney
Watch for gaps opening around door frames, baseboards or crown molding pulling away from the wall, and a chimney that's beginning to tilt away from the house. These all point to uneven settling.
